this video you're going to see a plane

0:02

that I have personally paid for to make

0:04

sure I can be as educated as possible

0:06

for my real estate startup if you want

0:09

to fly with me as we look at real estate

0:11

you Shadow me for a day click the first

0:14

link in the description down below and

0:15

you could join me as we tour America to

0:18

find the best areas to invest in this

0:21

video you're going to see what it's like

0:22

when meet Kevin goes to a new area he's

0:25

never been to before for looking at real

0:27

estate and you're going to find out what

0:30

questions he asks and what he looks for

0:32

when he looks at an area for the first

0:35

time hey everyone it's me Kevin yeah

0:37

seriously this is the first time I'm

0:39

going to this area I don't know

0:40

everything I don't profess to try to get

0:42

everything done in one trip my belief is

0:45

I have to visit the same area probably

0:47

20 to 30 times before I would ever even

0:50

feel comfortable pulling the trigger on

0:52

a property and I'll be doing that in the

0:55

top areas that I choose but this video

0:57

is day one of hunting for the areas to

1:01

narrow down do I even want to remotely

1:03

consider this area or are we ruling it

1:05

out we're going to be visiting

1:07

potentially 100 to 200 different cities

1:09

we're going to narrow that list down to

1:11

maybe about 20 and then we'll double and

1:14

triple visit those so we can narrow that

1:17

list down and ultimately get to three or

1:20

four markets that we are going to start

1:22

expanding house hack into which is my

1:25

real estate startup go to househack.com

1:27

to learn more let's get started

1:29

something to keep in mind out here is

1:31

obviously it gets hotter in the deserts

1:33

so if you look at 1950s homes in Ventura

1:38

California let's say there's no

1:39

insulation in the walls on a lot of

1:41

these homes out here which isn't a big

1:44

deal out there because you know weather

1:45

is not really that much of an issue out

1:47

here where you've got a lot of dry heat

1:49

you're not going to want to air

1:50

condition the inside of a home to you

1:52

know 70 72 degrees and if you even go

1:55

that low if the ACs will pull them that

1:57

low we'll probably replace them off them

1:59

you don't want to go that low low and

2:00

then not have insulation in the walls so

2:02

you probably want to focus on newer here

2:05

90s plus well insulated the newer the

2:08

homes get the more insulated they are

2:10

people always say like come on they

2:12

don't build them like they used to

2:13

you're right they build them way better

2:15

now that's not always the case don't get

2:17

me wrong your Corners cut all the time

2:19

but the bare minimum standards are so

2:22

much higher today than what they used to

2:24

be so insulation for a dry hot climate

2:27

important also you go to Texas you get

2:29

like a really moist area you got to be

2:31

really cautious about those uh those

2:34

those uh cool to hot areas because then

2:37

you create fungus growth another big

2:39

problem a lot of these things you don't

2:40

have to deal with in SoCal because the

2:42

outside is the same temperature as the

2:43

inside for 90 of the year it's great how

2:45

what's the expectation for tenants and

2:47

and uh like you know homeowners out here

2:50

I mean if if we're going for that family

2:52

friendly tenant are they okay with this

2:55

size or is this going to be reflected in

2:56

the rent no so in fact one of the things

2:58

that I've noticed is that it doesn't

2:59

really have a huge price drop when it

3:03

comes to the monthly rental you don't

3:04

see much of a difference in if they have

3:06

a larger yard or maybe tenant longevity

3:08

correct so I actually own a rental like

3:11

three miles away from okay do you do

3:12

management as well um I don't do

3:13

management sure that's all right for my

3:15

own rentals I do you do your own yeah so

3:18

with the lot size it doesn't make a

3:20

difference a lot of times like people

3:21

that are going to be renting this type

3:22

of property anyway yeah they don't want

3:24

to deal with a huge lot yeah because you

3:26

also have the weather out here right

3:27

exactly okay okay you got to change the

3:29

grass twice a year and do people do that

3:31

they just resawed they resaw it so

3:34

they'll it's a winner okay one for the

3:36

summer if you want to keep real grass

3:37

are you serious no way oh wow and do you

3:40

just like Let It Die in the summer or is

3:41

it just a different variety yeah

3:45

I come into a lot of the landlords if

3:47

you buy a rental is turn it into like

3:48

turf turf um gravel yeah yeah okay oh

3:52

yeah it's not worth it but so homeowners

3:54

who want real grass they have two

3:56

different grasses absolutely rent you

3:57

set on this one 19 to 22 was sort of the

3:59

range correct I get for this square

4:00

footage three bedroom two bath okay

4:03

uh who's what's your typical like

4:05

occupation out here what do people do it

4:07

so a lot of tech is actually coming here

4:09

really kind of interesting so carvana

4:11

has their place in Tempe well they'll be

4:13

bankrupt soon

4:26

it's interesting because you don't think

4:28

of Arizona Tech um but out in East Mesa

4:30

area East Mesa is that close to the

4:33

airport then no and so you're gonna head

4:34

this way okay and East Mesa is also

4:36

another booming area and one of the

4:38

benefits to them is like apple just

4:40

signed a huge contract oh wow in East

4:42

Mesa in East Mesa okay and um the

4:45

contractors with the company that

4:47

actually does all their screens on their

4:48

phones oh wow so uh like a glass

4:50

manufacturer or whatever oh interesting

4:52

and so they have some kind of facility

4:55

out in East Mesa is that more than like

4:57

warehouses and Industrial maybe correct

4:59

so you'll see that but the warehouses

5:01

are newer within the last couple of

5:02

years oh nice so they're not like from

5:05

like the 60s or 70s they're actually

5:06

newer built it seems like you're the

5:08

older properties here when you do have

5:10

them they were designed to be on their

5:12

own like 40 acres or something like that

5:13

huh correct okay okay so then

5:16

um one of the first assumptions I had

5:19

when I came here was that you'd probably

5:21

for rentals want to stick with like 90s

5:23

plus just for insulation and things like

5:25

I mean what's your take on that

5:27

you you could I think some of the things

5:30

that you'll see though is like just like

5:31

with any area the older homes from like

5:33

the 60s 70s and 80s they've been

5:35

outdated in that they've been updated

5:37

but they're also in better locations oh

5:38

interesting closer to the highways so

5:41

one of the things in Vegas I found was

5:44

that uh families seem to like move to

5:46

the next new hot neighborhood uh every

5:49

few does that happen here too where

5:50

people actually still staying in the

5:51

older neighborhoods well it's a

5:53

combination of both but the Hot Topic

5:55

right now is Gilbert specifically

5:57

downtown Gilbert okay so they put

5:59

Millions into the downtown area okay and

6:02

right next to the downtown area are all

6:04

the homes from the 50s 60s and 70s ah so

6:06

you want to be close to downtown you got

6:08

to have a remodel 50s yeah oh

6:09

interesting The Farmhouse look all that

6:11

fun stuff is in downtown Gilbert the

6:13

ranch Styles the ones that do really

6:14

well down downtown Gilbert are the

6:16

airbnbs okay the ones close to downtown

6:18

yeah they're interesting distance and

6:20

those like really do those do well it

6:24

does is uh Gilbert pretty good about

6:25

those they license them I imagine they

6:28

are one of the things here just like

6:29

with any is like when you're starting to

6:30

get into the HOA neighborhoods yeah some

6:32

of them have the restrictions the

6:33

overlays exactly got it okay uh and so

6:37

if you were gonna do Airbnb you want to

6:40

be closer to downtown for Gilbert at

6:42

least is the same is that also true of

6:44

Chandler how does that compare yeah so

6:45

Chandler is like the brother of Gilbert

6:48

okay they've also put millions in their

6:50

downtown area okay and so it's like so

6:52

Gilbert actually started it and then

6:54

Chandler's like oh wait a second what's

6:55

going on we got to compete yeah and

6:56

they're just like oh that's funny I

6:58

started pumping uh money in and then

6:59

parking garages all that so uh Chandler

7:02

uh are we seeing anything close to

7:04

downtown in Chandler

7:06

um yes so we are seeing a couple uh

7:09

towards the Chandler so we'll see an

7:10

idea of that okay okay cool so uh this

7:13

would be more of your typical maybe they

7:16

work at either the warehouses or the

7:17

offices and then you know

7:20

family with a kid or whatever and

7:23

or a or a oh my gosh yeah so what are

7:28

the occupancy limits yeah like count

7:30

what is it two for family room two for

7:32

living room with accounts that's fine so

7:35

uh okay what um what about

7:39

I mean commute do you ever get people

7:40

that want to sell the homes here because

7:43

they're like oh I'm too far from my work

7:44

or do you not really see that

7:46

um

7:48

Saturday though yeah

7:50

no I don't see that at Khan okay because

7:52

a lot of people

7:54

um I think one of the big things that's

7:56

happened in the last few years with

7:57

Gilbert and Chandler specifically is the

7:59

infrastructure of a lot of the large

8:00

companies coming here but then you also

8:03

have a lot more shopping yeah so for

8:05

example like if you lived in Gilbert at

8:06

one point you had to travel to Chandler

8:08

to get to the Costco's and stuff like

8:09

that I see Gilbert's taking care of all

8:11

that okay got it okay great well let's

8:14

take a look awesome thank you so uh do

8:16

you guys have termite issues out here

8:17

because I see you have the aluminum

8:19

patio cover and oftentimes we see wood

8:21

uh they also look like they or that

8:25

doesn't even look like it's part of this

8:26

HOA this looks so different they've

8:29

re-succoed this one oh that's

8:30

interesting and they've also done the

8:33

when were these built 90s yep okay

8:36

so they did some new retrofit Windows

8:38

though for example if you we go further

8:40

away from downtown do you see sort of

8:42

the pricing drop off as you or no that's

8:44

the interesting thing is icing you don't

8:46

just because what what's happened is

8:48

that they've redone a couple of the big

8:50

ticket highways here okay it's they're

8:52

called the 202 and the 101 202 101. okay

8:54

and the 202 for the longest time would

8:57

cut off to a certain point when you're

8:59

heading east okay and they've actually

9:02

created that highway to extend and it

9:05

actually Loops you into the City of

9:07

Phoenix oh wow so now you can take that

9:09

Highway and that's all the way around

9:11

here somewhere yeah so you'll see the

9:13

South 202 a few miles away

9:16

and then

9:17

um

9:18

that uh has been a big deal because then

9:21

it's allowed people from East Mesa

9:22

Gilbert Chandler you have termite issues

9:24

out here absolutely yep so if you don't

9:26

just dry Woods yeah exactly okay

9:28

none like a dampwood wetwood none of

9:31

that stuff just dry okay oh yeah pest

9:32

control with tenants how does that work

9:39

s yeah

9:40

would be one of those things where I

9:42

have mine treated like every other month

9:43

I have a service come out okay your

9:45

rental or your house okay uh and then

9:48

how

9:50

much of a requirement of pools out here

9:52

well you'd get you're a couple hundred

9:54

dollars more per month 15 of people have

9:57

pools where we are yeah if here is

10:00

probably gonna be 50 Maybe

10:02

60 60 okay

10:04

that's another thing you have to kind of

10:06

balance out is the liability part of it

10:08

too yeah just lower the deductible

10:13

ideally want to time the bulk of our

10:16

buys towards probably this summer

10:18

towards the end of the year because

10:19

that's when we think you know we kind of

10:21

see the market still doing this right

10:23

even months now yeah yeah exactly yeah

10:26

how has that been for you guys like what

10:28

are you guys noticing so I had to work

10:30

through 0809 okay so you felt similar

10:34

yeah if you've gone through that that's

10:36

like our depression so yeah one of the

10:38

things is the the decline is still

10:42

happening yeah but here's the thing that

10:44

won't happen I don't think it's going to

10:45

go to the pricing like it was a third of

10:46

the price in the late 809. oh yeah it's

10:49

just like we were over inflated for the

10:51

past two years because of low interest

10:52

rates I think it's correcting itself

10:54

right the hard part to predict is when

10:56

do we hit bottom right right right so

10:59

um I think there's ways to go yeah

11:01

because I it took a couple of years to

11:03

get here yeah I think it's going to take

11:04

a couple of years to really good point

11:06

well even in in 0908 gosh the market I

11:09

think peaked at least in our area around

11:11

06 and it really didn't bottom until 11.

11:15

yeah I mean and and for us we're looking

11:17

at that as like boy if it we wouldn't

11:19

mind a five-year process where we could

11:21

buy I mean we would just keep buying you

11:23

know this is a great place yes Mr Jack

11:27

oh because a dining table would usually

11:29

go there but right now it's designed so

11:31

you hit your head oh I love it the

11:34

carpet in the bathroom got to get rid of

11:36

it but it's so perfect because you get

11:37

home buyers who come in here they're

11:39

like oh the room is so dark yeah because

11:41

the paint is dark red oh there's carp in

11:44

the bathroom replace it I love it

11:46

yeah but don't waste water we need that

11:48

out here oh a good shrink we've done

11:50

this before is this is the the

11:52

delamination of these mirrors here Jack

11:54

well actually do you can't feel it it's

11:55

from the back uh what we'll do is we'll

11:58

put like a little strip of molding

11:59

around it two or three inches and it

12:01

actually makes it look like a custom

12:02

mirror without taking that mirror off

12:04

how cool is that

12:06

all right so okay so we got our Master

12:09

over here vaulted that's nice this makes

12:11

it feel a little larger

12:13

and garage is

12:17

foreign

12:19

it is a finished garage

12:22

hey it's a fully finished garage that's

12:24

great okay

12:25

and well so a lot of uh garages in like

12:29

80s and Beyond you wouldn't have drywall

12:31

in there and I don't imagine it are the

12:34

grouches insulated here I don't imagine

12:36

all of them but not yeah okay that it

12:38

wouldn't be so much expected but uh it

12:40

gets so dusty when they're not finished

12:42

just in the garage you get the studs out

12:43

there so

12:46

starting to be a concern yeah it kind of

12:49

does you know also another thing is the

12:50

bull nose edges was this big thing in

12:52

the 90s now we're back to doing the

12:53

sharp edges oh Green carpet too

12:57

bedrooms over here

12:59

it's dad's favorite color

13:01

it this is I wouldn't pick this variety

13:04

of green but it isn't that I do like

13:07

greens all right great let's go next one

13:08

here we have an example of three

13:10

different styles of Arizona Turf Choice

13:12

One Rock Choice two pink Rock

13:17

then we go over here and you have choice

13:20

three dead Turf and then you have Choice

13:23

four

13:25

faked her those are the four choices you

13:28

have in Arizona which do you like

13:31

comment below one of the best agents you

13:33

can get is an agent who's also an

13:36

investor because they believe in

13:38

investing in the area and they make

13:41

personal decisions they know personal

13:43

vendors those are the people you want in

13:45

your network so if you're an agent you

13:47

should also be investing in the product

13:49

you're selling I saw Lakes when I took a

13:51

wrong turn there's a ton of man-made

13:53

lakes here a ton that's super popular do

13:54

they ever like dry out no can you swim

13:57

in them uh no they're chemicals so

13:59

they're like for fishing and boating

14:00

wait you said they're chemical what

14:02

they're like a ton of chemicals in them

14:03

so they're like a weird blue color

14:05

you'll also see in Gilbert and in

14:08

Arizona in general there's like a church

14:09

every block

14:11

is everyone Mormon yes so many wait oh

14:14

it's a heavy Mormons do you know how

14:16

like they have like the Bible Belt in

14:18

East the Eastern United States no I

14:20

never heard of that

14:21

um so it's like called the Bible Belt

14:23

it's like where a lot of Christians are

14:24

a lot of the event evangelists are okay

14:27

so in the Church of Jesus Christ they

14:29

have something called The Book of Mormon

14:30

belt where it's Idaho Utah Arizona I've

14:33

seen that play yeah so it's like that

14:35

it's like the Bible Belt of the Book of

14:37

Mormon belt wow so Arizona's like

14:40

third or fourth most populated state for

14:43

members of the church nine days ago and

14:44

they dropped the price from 490 to 425

14:47

holy smokes yeah that see now this is

14:50

where the prices start getting juicy

14:51

again uh let's go talk to this is a good

14:54

catch

14:55

all right number two that's exciting all

14:58

right let's take a look go ahead guys

14:59

there's no it's vacant right well you

15:00

guys can go run around and then go to

15:02

the park

15:02

[Applause]

15:03

okay

15:05

so interesting this is a pretty small

15:08

front family room

15:09

uh and then here's your I guess this

15:11

would be more your living room

15:12

interesting okay so now this one they

15:17

started at 490 on this one huh yes and

15:21

in January they were together

15:22

in January 2020. hey 2022. yeah yeah oh

15:27

my gosh uh and so they've been on for

15:30

almost six months here yeah okay

15:32

meticulous home in the Willows so on the

15:34

way over here we noticed

15:36

it's getting newer yes okay is that a

15:38

big attraction absolutely and so I don't

15:41

know if you guys took great road but

15:42

there's there's off that was just

15:43

put

15:44

it that's like the three level golf when

15:46

you get Top Golf yeah

15:48

oh interesting that's the sign okay

15:52

interesting it's not a surprise it's not

15:53

kept up because I don't know that

15:55

anybody's actually really using this huh

15:57

this is like something you park a little

15:58

barbecue here on and you spend most of

16:00

your time inside that makes sense how

16:02

often do you guys have AC issues and

16:04

maintenance like I imagine in the summer

16:06

you know you're running them all the

16:07

time yeah you can't even sleep without

16:09

it so the big thing is specifically the

16:12

rentals every six months yeah just

16:14

getting it serviced oh really oh you

16:16

just preemptively service these things

16:18

every six months because if there's two

16:21

things that always are going to be a

16:23

huge issue with rentals which you

16:24

probably know yeah here's 8C units and

16:26

roofs wow wow okay yeah that's

16:30

incredible if for some reason your AC

16:32

breaks in the summer oh you're gonna get

16:34

ripped off well you have to pay for the

16:36

tenants hotel stay oh no way oh so the

16:39

AC goes down you're putting people in a

16:41

hotel exactly yeah yeah it's interesting

16:43

this is it's not very large down here

16:48

with the newer homes you're getting

16:50

smart saving stuff it's I a it's

16:54

surprising because I thought okay more

16:56

land out here we'd be seeing larger

16:57

right that's interesting uh but now

17:01

you mentioned that you're not seeing

17:03

more turnover because of that people are

17:05

used to that no so the guy that guy that

17:06

was just here he's the um real estate

17:09

agent listing it oh okay yeah

17:12

tenant was here for four years oh wow

17:15

and then again my couple of rentals I've

17:18

had the same kind of like six years

17:19

that's incredible what would I mean so

17:21

this is probably gonna go out for

17:22

somewhere around four uh they should

17:24

just go to 399 and try to get somebody

17:26

right away

17:27

yeah exactly open that pool up but

17:30

beyond that this is nice the hinges are

17:32

newer you get the nice two panel doors

17:34

you know people go crazy they spend

17:36

money on like solid core doors like

17:37

nobody cares do people don't even know

17:39

uh unless you're a homeowner who's

17:41

trying to just waste money those are the

17:43

only people who care about that easy you

17:45

know one of the things I found with

17:47

these ceramic bowls is the water just

17:50

eats them away and that's what's

17:52

happened here in this one you all have

17:54

hard water out here yeah you're okay so

17:57

you do water softeners out here too

17:58

thumbs up or thumbs down from the kids

18:00

on the park

18:01

uh did you see the inside the house only

18:03

the downstairs yeah I was surprised it's

18:05

a a little bit on the smaller side

18:07

downstairs what year is it 2011. yeah

18:10

that's surprising

18:12

is this true that the new construction

18:14

homes they're only three inches or

18:15

they're not making like this was a four

18:16

no I know but like for your new

18:18

construction or the most newest

18:19

construction they're three and four

18:21

three four okay I just yeah I was

18:23

surprised by how small the kitchen was

18:25

um and I didn't see upstairs I mean and

18:27

obviously we could I mean if I would

18:29

imagine if you just go to uh 2400 square

18:32

foot or you're paying 600k but now

18:34

you're getting the larger space this is

18:36

1600. so they are more I mean you're

18:38

fitting four into 16 maybe it makes more

18:41

sense yeah but I I did I have to say I

18:43

did think uh well especially and I

18:45

already figure out what year did you say

18:46

to that 11 11 yeah I mean to me like

18:48

that seems like the at least it should

18:50

be a bigger kitchen right I thought so

18:52

but but then again you know maybe that's

18:53

just the square footage we're looking in

18:54

yeah the longevity of tenants has

18:56

actually been really good out here I

18:58

could see it I I have a Vibe of it being

19:00

very family friend friendly and I think

19:01

the people want that Community feel so

19:03

they stick around for that especially do

19:05

you ever have crime like really crime

19:06

issues Gilbert's one of the safest in

19:09

Arizona but interesting thing two years

19:10

ago Gilbert was actually voted the

19:13

number one family oriented city in

19:15

Arizona yeah it was a big deal here and

19:17

everyone yeah are people coming then

19:19

from like uh New Mexico or Phoenix or

19:23

where Cali that's where all right I'm

19:25

like what's going on in California yeah

19:27

Newsome

19:29

I have these family friendly aspect

19:32

because the families want to stay

19:34

grounded and created and not move a lot

19:36

well yeah because then all the high

19:37

schools like once you get your kids in

19:39

one high school you don't want them to

19:40

leave and yeah schools are a big pride

19:42

thing here so you want to see your kids

19:43

all the way through High School District

19:45

and you get the families here yeah

19:47

because then people have kids and then

19:49

they're like oh my gosh we wish we had

19:50

more people

19:51

okay all right let's go to the next one

19:53

all right hey people are intrigued why

19:55

like open door and offer pad and all

19:56

those eye buyers start here this is

19:58

always like the testing grounds oh they

20:00

start here yeah well so now they're

20:01

selling here

20:03

they're unloading here now yeah but um

20:05

one of the things the reason for that is

20:08

it's one of the very few cities where

20:11

the same county you can get to any

20:15

particular City within 30 to 45 minutes

20:17

oh wow and that's very intriguing for

20:20

them especially for finding workers or

20:22

whatever now we're in Chandler I have no

20:24

idea what to expect in Chandler but

20:26

supposedly it is a sister City of

20:29

Gilbert it did look like the median

20:31

income of handler was about two thousand

20:34

dollars less than what you get in uh

20:36

Gilbert median income's about 44 in

20:39

Gilbert here it's about forty two five

20:41

okay only one and a half thousand dollar

20:43

difference however Scottsdale 49.2

20:47

000 then you go to Phoenix or Mesa only

20:49

31.6 so big difference is in median

20:52

income very interesting we're looking at

20:54

the middle right now Phoenix being low

20:56

Scottsdale being high this be in the

20:58

middle okay

20:59

sweet larger single story yeah thanks

21:02

Phil

21:03

nice I smell the fresh paint they did my

21:07

favorite part for me that's interesting

21:09

they painted but left the kitchen cabs

21:12

hey quick interjection and reminder to

21:14

check out househack.com we're going to

21:16

be opening that up for non-accredited

21:18

investors within the next couple of

21:19

months which we're really excited to do

21:21

if you are an accredited investor you

21:23

get some benefits like extra free

21:25

warrants if you decide to invest early

21:28

check that out and learn more by going

21:29

to househack.com we'd love to have you

21:32

here you actually have a yard

21:34

uh probably pretty much nobody who can

21:36

really look in I don't think I don't

21:38

know if that's a bedroom that looks like

21:39

a staircase window up there Christian

21:41

you can see that window there with the

21:43

uh the circle window on top usually that

21:46

is a staircase usually not always but uh

21:49

I I generally don't see those little

21:51

half circles in bedrooms so you do have

21:54

a busier Road here what what this is the

21:56

one we pulled in on I think oh yeah okay

21:59

yeah so you've got no one behind you and

22:01

you've got some kind of

22:04

park or something back here

22:06

okay

22:09

so this looks like a uh like a Jacuzzi

22:11

pad or something here I don't see any

22:13

power though something that does affect

22:15

longevity for tenances if you could hear

22:16

a lot of road noise people could tend to

22:18

leave

22:20

what are you doing Jack Jack there's no

22:22

pool you said there was a pool

22:25

you're wrong it probably said pool no so

22:29

for a hundred grand you're looking at

22:30

four to five hundred bucks more in rent

22:33

so that might be what if see that's

22:35

probably what we were feeling is that

22:37

maybe people want the bigger space and

22:40

so you're actually seeing a

22:41

disproportionately higher rent because

22:42

of that like if I if I did I don't know

22:45

if I divided it out

22:46

uh I'll play some math on it I jack I I

22:49

saw it

22:50

that's interesting so the one that's

22:53

although but then again there's a 2151

22:55

over here why did that one rent so

22:58

little

22:59

that's interesting see there this

23:01

because this is our neighborhood that

23:03

one ran it for 350 bucks less oh and

23:05

it's active actually is it active so low

23:08

I wonder if it if it's vacant maybe we

23:11

can see it see what's wrong with it yep

23:13

you're Rod yeah they epoxied the floor

23:16

jack you see how it's painted with

23:19

Flakes and it's gray that's called Epoxy

23:22

paint and if you don't prime it well

23:23

it'll peel up because of those

23:27

lines the Expansion Joints yeah you do

23:30

that with concrete so it doesn't crack

23:35

yeah we're gonna have to fix that that's

23:36

unacceptable yeah I actually like screen

23:39

doors like this

23:44

see this is this is not just your

23:46

typical screen door it's also a security

23:48

door uh which then you wonder is there

23:51

more crying but uh you got the double

23:53

deadbolt which I saw they did that in

23:55

the garage as well and usually you will

23:58

you'll you'll you know have the flippy

23:59

thing here uh the Double key deadbolt is

24:02

interesting because then you can lock

24:03

people inside maybe it's Andrew Tate's

24:05

house foreign

24:14

different here

24:16

you got the fake security camera you got

24:18

the

24:19

double deadbolts everywhere you got the

24:21

security door they got a security door

24:23

too yeah slightly less I would say less

24:25

I love the fake security camera yeah

24:27

there's no way it's real

24:29

that's like one of those 12 stick ups

24:31

tonight yeah

24:33

any difference in crime that you've

24:35

noticed between the two so I'm just look

24:37

I saw this one garage and here they

24:41

locked it both ways like this so you

24:43

locked on the inside they got the fake

24:44

security camera they got you know like

24:46

they got the security door over there

24:48

Gilbert's

24:50

um less crying okay

24:53

Chandler butts up against the old the

24:55

old part of Mesa the median

24:58

um income is like one of the highest oh

25:00

that's your highest ZIP code right here

25:02

interesting that said not Satan Village

25:04

but what do people call it out here

25:08

yeah okay

25:10

my dad was just saying that if you have

25:12

a lot of rocks in the front you're

25:13

reflecting maybe more Heat against the

25:15

house so maybe a strategy is the part

25:17

that's close to the house you have a

25:19

little bit more Turf I don't know the

25:21

science on that that would be

25:21

interesting to look into it's a theory

25:23

we'll look into it all right well let's

25:25

go

25:27

oh you can't do rocks against the house

25:29

because of that yes but not in this uh

25:32

this size anymore what do you mean the

25:34

size you have to have some green on that

25:35

between oh oh you're saying like it

25:37

can't all be Rock like you have to have

25:39

some green in there okay oh that's it

25:41

because of heat the Heat and it reflects

25:44

the environment it's not good for the

25:46

environment oh interesting contributes

25:48

to global warming yeah okay let's go

26:04

now these houses look nice see the

26:06

problem though is as soon as you have

26:07

one person in the neighborhood with a

26:09

three-car garage everybody's jealous of

26:11

the three-car garage person this is what

26:12

I was talking about though

26:14

see you do a lot of rock see they did

26:17

Rock over there where it doesn't matter

26:19

you got a little seating area brilliant

26:21

that's another way you can separate up

26:22

the front yard the walkway rock rock and

26:26

then some grass even how they cut it off

26:28

over here brilliant

26:30

that's this this is a very nice front

26:32

yard so you've lowered your actual total

26:35

sod by 60 percent

26:38

you know the other stuff you don't even

26:40

have to replace it's just there for the

26:42

next 20 years this is great this is a

26:44

really good example I mean they could

26:45

have even come down another

26:46

you know

26:48

chunk over there but it looks great

26:50

that's nice see this WOW too Rocky I

26:53

don't know my take so offer pad sign

26:55

right here when I got in the business

26:57

there's Lauren she can corroborate this

26:59

when I got in the business and I started

27:02

working for my father-in-law's real

27:04

estate brokerage right as he was kind of

27:05

getting ready to retire

27:07

uh I'm like you know what I need to do

27:09

is I need to change the name of my

27:11

father-in-law's Biz to pad Realty and

27:14

he's like no bad dead no way and then

27:16

it's like I don't know I wouldn't have

27:18

used pad Realty again but it's funny now

27:20

there's a company called offerpad and

27:21

I'm like that's close to what my idea

27:24

was so this is this so pad Realty is uh

27:28

is an eye buyer or Pat offer pad or

27:30

whatever

27:33

okay and they don't do this type of

27:37

upgrades to any of the properties they

27:38

were just they were paying for them in

27:40

the a lot of the residents already had

27:42

this done oh so they were buying fixed

27:44

up places basically everything that's

27:46

dumb so one of the things that happened

27:48

was like over the past couple of years

27:49

they had like really strict criteria

27:51

where they would buy right and when the

27:53

market got so hot right that went away

27:56

and it was fine everybody they just

27:57

bought everything exactly it didn't

27:58

matter the location price point well

28:00

that's why they're knocking on the door

28:01

bankruptcy now yeah that's crazy so they

28:03

didn't actually do this work they bought

28:05

this from somebody else who just did the

28:07

work this is a brand new kitchen they

28:09

glazed the spider oh my gosh this used

28:11

to be that Ivory kind of yellowed

28:13

bathtub they glazed they glazed the

28:16

whole thing it looks great

28:18

Jack don't

28:20

yeah why not

28:22

Jack we're not here okay we don't want

28:24

to do

28:25

we did retali that's true yeah should I

28:28

please stop turning the water on okay

28:30

this is all glazed too this is all uh

28:33

that old uh marble the uh yellowed or

28:37

whatever but you could they I don't

28:39

think they did the best job this is a

28:40

little you can see it's a little

28:42

speckled but this whole sink everything

28:44

they just glazed all of this together

28:46

I mean it looks good but uh they could

28:50

have done a better job it just feels

28:52

very it feels like rough sandpaper not

28:55

that so much matters but yeah they glaze

28:57

this too see what's funny is you can

28:58

actually see in the drain how it got

29:00

painted the drain got painted as they

29:02

went to place this they took off the

29:04

screens I haven't seen that system

29:06

before so you screw it in this way and

29:09

then just tighten it in yeah slap it in

29:13

tighten the screw done

29:15

huh as opposed to actually sitting in

29:17

the frame of the window yeah I mean

29:18

something like this is moving ready the

29:20

gold mine is if you could find something

29:22

like this that's a fixer you have to be

29:24

fast you have to be there that day for

29:26

the 2000 to 2015 style properties

29:29

because they just sell so fast but

29:31

that's okay we can do that all right

29:33

this is nice

29:35

those kids are crazy man you guys are

29:38

nuts

29:41

oh yeah it is a double master see that

29:43

is nice Lauren's right that that really

29:45

sets you up for you have a guest bath

29:47

you have a double master sets you up for

29:50

a roommate situation potentially

29:52

I don't know if we would go for a two

29:53

bedroom ourselves but certainly if we

29:56

can find something in an area like this

29:57

where uh we can get a fixer-upper they

30:00

were coming they're coming now it's also

30:02

interesting they painted the baseboards

30:04

here the same color as the walls I'm not

30:06

a big fan of that blend in style but uh

30:08

they're doing that with the door frames

30:10

here as well so see this is a good

30:11

example again of that the way you can

30:13

style a backyard without having so much

30:16

Rock so I had no idea what to expect in

30:20

Arizona so I came to Chandler and

30:22

Gilbert and the first thing I needed was

30:25

an amazing realtor and I found one he's

30:28

right here Phil introduce yourself shout

30:30

yourself out Instagram phone number put

30:31

it out there really simple it's Phil

30:33

Shaver I work all of East Valley Gilbert

30:34

Chandler you can find me on YouTube and

30:36

Instagram Phil Shaver AZ awesome man

30:39

thank you so much you've been so helpful

30:41

and teaching me about the different

30:43

areas about the different Customs

30:44

tenants you do rental property as well

30:47

so useful when you're looking for a

30:48

realtor it's a really good idea to find

30:50

somebody who also has rental property

30:51

that way if you ever have to rent out a

30:53

home you got somebody who's got

30:54

experience thank you so much absolutely

30:56

man thank you so much appreciate it now

30:57

before we left we had to stop by and

31:00

visit an actual local resident of

31:02

Gilbert we also looked at this beautiful

31:05

new litter of Labradoodle pups that were

31:09

born we showed those to the kids we had

31:11

pizza with them we hung out with them

31:13

outside we learned about the areas we

31:15

learned about room rentals that they do

31:17

in their own rental properties in other

31:19

areas and various information about the

31:22

local community so getting to know an

31:24

area isn't just about looking at homes

31:27

it's not just about understanding okay I

31:29

gotta find a fixer it's about knowing

31:32

which areas do you want to focus on how

31:35

much can you learn about everything

31:36

involved around that area that the

31:39

people what do people do why do people

31:40

come why do people leave and then when a

31:43

fixer-upper comes up in that

31:45

neighborhood that's what you end up

31:47

striking on for example a lot of the

31:49

homes that we saw on that trip were not

31:51

fixer-uppers but that's okay we can look

31:54

at other properties to understand them

31:56

in the neighborhood and then we can look

31:59

for fixtures within those for example

32:01

there was one neighborhood where the

32:02

kids were playing at the park a fixer

32:04

that came up in that 2011 neighborhood I

32:07

potentially wouldn't have even Taft to

32:08

go out there to look at it I could just

32:10

buy it blindly because I know it's a

32:12

2011 property and I already know the

32:14

neighborhood whereas other neighborhoods

32:15

I could say hey that's a good deal but I

32:17

don't want to own in that neighborhood

32:19

or I don't want to own up against that

32:20

pissy road but you have to start by

32:23

understanding the area first becoming a

32:25

local expert and making sure everybody

32:27

in that area knows you and you're there

32:29

regularly all right Lauren Gilbert Mesa

32:31

Phoenix Chandler what did you think I

32:35

was really surprised I actually was kind

32:37

of like not super optimistic going into

32:39

like I never heard of Gilbert Arizona

32:41

before and I was very very pleasantly

32:44

surprised with how it gave me a really

32:46

nice family vibe there were a lot of

32:48

really really great neighborhoods and

32:50

then uh they have like these Central

32:52

Parks within each neighborhood which is

32:54

just like a playground a volleyball

32:55

court a basketball court things like

32:57

that and it just really adds to the

32:59

family Vibe I think with those types of

33:01

cities like Gilbert where it has that

33:03

family Vibe it encourages people to lay

33:06

their roots and kind of stay there for a

33:08

while as opposed to a city where maybe

33:09

there are constantly new developments

33:11

and people are always chasing the next

33:12

nice new development so with that I

33:15

think that you know people are likely to

33:16

stay longer which is just generally good

33:18

with uh buying and then renting out or

33:20

or whatever you may do well like you

33:21

mentioned when people put their Roots

33:23

down they also get their family their

33:24

in-laws their parents or whatever close

33:26

to them and their families we also

33:28

learned that the best pool to own is not

33:31

your own pool so

33:33

have an HOA that has a pool community

33:36

pool yeah and I guess out here they do

33:37

high schools that that have water parks

33:40

attached to them and then they open them

33:41

up to anybody who wants to use them in

33:44

the summer now it's another thing too

33:45

when you said High School

33:47

um we were educated that you know with

33:48

laying your roots you really want to

33:50

maintain this school district so you

33:52

want to stay in the same district to

33:53

have your same peers through your school

33:55

years so I I don't know I just really

33:57

think that generally we should look for

33:59

this type of real estate market uh

34:02

basically family friendly so we don't

34:04

have a lot of turnover yeah exactly and

34:06

then long-term rentals until we can be

34:09

certain that we're not running into an

34:11

Airbnb bubble that that's the last thing

34:13

you want but I'll tell you right now

34:14

rents are still at a level where you can

34:17

buy a property cash and actually get a

34:19

pretty solid cash on cash return

34:22

especially if you get a wedge deal and

34:25

who avoid the crazy financing that

34:27

everybody else is paying so your cash on

34:28

cash return for safe stable long-term

34:32

real estate actually pretty impressive

34:33

we'll run some some numbers but I was

34:35

pleasantly surprised much like you me

34:37

too

34:38

it's Arizona yeah

34:45

yeah maybe more perks for tax savings uh

34:48

or lower costs to live or buy or

34:51

whatever it may be there usually is a

34:53

reason why and there's for this it's

34:55

three months is very very very hot but I

34:58

think uh I don't know when you go back

35:00

to the roots of it being family I think

35:03

that you know yeah they have hotness and

35:05

other places have snow just you know

35:07

people have their their stuff and

35:09

everything's got A plus of money but you

35:10

know what they don't have to deal with

35:12

earthquakes and I don't believe they

35:14

have to deal with fires because there

35:15

are only rocks to burn out here there's

35:18

no vegetation generally just very very

35:20

pleasantly surprised if I and no Newsome

35:24

I mean yeah

35:27

so yeah I liked it it was fun thanks for

35:29

coming on our first trip of course
