Disastrous Hoarding Fixer Upper

hey everyone me kevin here so i'm taking
a peek at this fixer-upper i have no
idea what to expect inside but i figured
hey why not just take you along with me
and since well gabe's here to hold the
phone it'll be a lot more convenient so
let's do it here we go uh so like i said
i haven't been inside don't know really
anything about this looks uh 70s style
with sort of the vaulting of the uh
entry here and uh the stucco tex this
style is a little 70s actually let's
take a peek oh it's full stuff hello
realtor well broker
uh okay well there's there's obviously a
lot of stuff to start with i don't like
uh shiny tiles so we're definitely gonna
be getting rid of the shiny tiles
one thing though is if you're in south
florida shiny tiles are common so it
depends on where you are i don't i don't
know why but florida is very into the
shiny test i also i don't love
step down
like living rooms but one step is okay
uh as long as there aren't too many
crazy steps uh in the house i you know
floor plan is pretty important so
you can see the flow of this property is
excellent
it's so loaded up this is insane there's
a lot of stuff uh
i'm surprised it's
doesn't actually like usually if it's a
hoarder house it usually smells like
rats have been living there or there's
urine which i kind of prefer because
then it makes people go oh my eyes are
burning and then they leave it's
actually really great but anyway okay so
you've got the living room here now what
i look for is is the house right the
bones i'm really ignoring this stuff but
i noticed they added these uh three or
four inch they look like four inch can
lights up here on the ceiling uh all in
the vaulted ceiling which is a little
bit extra work so i like that that's a
nice upgrade and we got three we got
about 12 of them up here which is very
nice nice
oversized uh fireplace here really makes
a statement when you walk in uh i hope i
don't mess any whatever it's a
fireplace all right let's let's keep
going oh we need to mess things up here
so don't like to step down sometimes
what i've done before is if this
actually lips up again
sometimes it makes sense to actually
just level the floor out not always
though if it's going to be a rental it
makes less sense in my opinion this is
nice this is good space a lot of can
lights have been added uh given the age
of when this was built they probably
scraped the ceiling and did these cam
lights they look like leds so i would
say within the last 10 years so that's
not bad uh so some upgrades have been
done here over the last 10 years i like
that going over here to the kitchen
looks like some of the cabinets have
been replaced so uh
right away it looks like without a stove
and with some of the countertops missing
this wouldn't qualify for traditional
financing unless this was repaired and
brought back to its original condition
you've got your phone line here
at some point somebody
replaced the outlets here and i'm
looking at this one here it's rusted in
fact gabe if you come around uh to my
side here you can kind of see that a
little bit here uh on the screws and for
something that's this new within 10
years i'd say i think
that's potentially a sign of some kind
of water damage here a little bit of uh
potential staining here too so i want to
see what's up with that a lot of extra
kind of foam looks like it was shot
around here so i'm not sure if there was
a leak that caused some damage here or
whatever but seeing rust on
a relatively new electrical outlet
usually not something i look for
or usually a sign of a problem this uh
these cabinets are actually very nice i
would obviously paint them there are
products you can use to where you don't
have to sand them although it's not a
bad idea to just do a quick uh sand wipe
down of these just in case there are
imperfections and then of course use a
very very good cabinet primer non-stick
cabinet primer super super important
and then use an enamel cabinet paint
don't put your wall paint on these
cabinets otherwise the paint gets really
tacky and gross and then when you paint
these the inside white again this you
could go with gray or slightly off white
or whatever you want you can also paint
it here sometimes people put wallpaper
in here and it's annoying because you
have to scrape that off first otherwise
the paint doesn't always have anything
to stick to but no problem uh carpet's
obviously heavily worn uh something
that's very inexpensive and cheap to
replace we've got our concrete
foundation down here nice thick pad but
all that's trash that'll go
at the same time i would just get rid of
these tiles because already we have
three types of flooring here you've got
the shiny tile you've got these tiles
you've got the older carbon here boring
uh looks like over here somebody had a
nice six six inch backsplash and at some
point
somebody decided hey let's start
remodeling
i highly advise you don't start
remodeling until you well at least maybe
empty the house out so
yeah see look at that sunken living room
it actually steps up again that could
potentially be a candidate for uh for
raising that probably wouldn't for a
rental for a flip i probably would now
it depends because then sometimes uh it
changes the levels of door jambs or the
fireplace uh which might not be horrible
because the fireplace can kind of just
flow into your flooring this takes a
little bit of attention to detail but
it's entirely doable
so uh looks like we've got some uh
concrete work that has been done here
there's a
that looks like a water line here so
this was where the refrigerator was so i
do wonder what happened here
if they if they had a
slab leak for a pipe which is possible
uh slab foundation homes do sometimes
have slab leaks but it's i find it odd
that you just have all this
this gravel here rather than something
a little more
finished i mean usually you don't take
your tile off and find everything is
just chew it up like this so so
something got dug here and then i think
somebody kind of just shoveled it all in
which is also not what you're supposed
to do so it's a little odd the work
that's being done questionable the
drywall is not attached which is good
because
then i can take my little peak
in terms of what's going on here see you
also don't put drywall on before putting
the insulation in i mean maybe they're
just placing it here so i don't see any
kind of major signs of water damage here
though i do see rusty outlets again so i
don't know if there's just been higher
moisture inside this house higher
humidity being trapped in here uh but uh
usually in this climate we don't have
big humidity issues so i'm curious as to
why i'm seeing that in more places here
a little vent exhaust here for the micro
hood
which is always a nice you know thing to
have for for kitchens i mean i mean not
this particular one but i like having
microwaves that are also the vent hood
most people don't even turn on their
vent hood but then you've got two
appliances in one so this is all covered
up over here uh these are newer cabinets
here nice actual soft closed cabinets
uh it's definitely a little bit messy
over here i mean there's old food in
here
kind of gross
uh older window over here
so it's kind of yeah it's actually it
doesn't seem like it's in horrible shape
i mean i know
you know sometimes people are kevin why
why do you want to keep the old stuff
falling if it works fine why would i
spend the money to replace it like this
you know i just have to clean the track
this is a perfectly fine window
backyard's a little stunted there's a
french door up there
next to beer cans
all right so smaller yard than
expression
make sure that's locked again oh and
then another color of cabinet here it's
almost like they were they were
practicing
what color they wanted to use uh also
worth noting though you've got can
lights in here as well they were really
into the smaller can lights i mean they
spent a fortune i feel like just putting
in can lights oh this is not bad color
they were trying to go with
see this is uh
i mean it's not what i would use but
these were the original cabinets when
the house was built and you could just
see you could really yeah you could
change the look of cabinets a lot from
sometimes those dark ugly browns in fact
if you look at that cabinet that was the
original color there see that brown
right there
yeah that's that's your 70s style
cabinet color this right here is like
your late 90s early 2000s piney color
okay all right so
uh oh i guess here's the refrigerator
right that makes sense
okay let's see what we got it no lights
over here
be nice if we had lights oh there we go
okay so yeah somebody really wanted to
get started with remodeling
the
sink is gone
uh toilets here
you know this is another thing people do
is they start too many projects at the
same time but again we got candlelights
candlelight's everywhere leave that on
for a second because there's not like
this is probably just a little closet
here yeah a little pantry closet there
oh right okay
trash bags of stuff
wonderful oh yeah more projects started
okay
well this is interesting to me
what is happening here
so
they started the shower project i wonder
if this is just like a do-it-yourselfer
or someone who got this and then uh
got overwhelmed
uh i mean it's normal for people to get
overwhelmed with projects but this
doesn't particularly seem like an
overwhelming project
they dug down to uh to put new drains in
here let me see if i can turn the light
on really what they did is
see here's your old
drain tie right here
and so it looks like they want to recast
a new form here you can sort of put a
rounded cardboard set in here set your
new uh pipe and then concrete pour in
your new drain
but i'm interested to know what
why
uh you know for this is not that old of
a home to where you would have to do
that
so
yeah a lot of unfinished work here for
sure it's almost like they came through
and let's demo that let's demo this i
think that's what i should put that
cardboard back i think that's one of the
uh biggest mistakes by the way for newer
investors is uh they don't actually have
a plan
so before they come up with a plan they
just do more damage than good
and they end up throwing away things
they shouldn't be throwing away or
causing damage to things they shouldn't
be causing damage to
now this actually looks good
this looks like a pretty dang new
furnace here i'd say within the last 10
years
condensate line for the air conditioner
here
make sure it's not hot if it was just
running it could be hot and that's the
exhaust so it can burn you
yeah water
heater where's the exhaust
look at that the water heater exhaust is
actually missing that
is
very dangerous
uh in fact that if this were on would
just be blowing carbon monoxide into
this house
so i hope it's in the off position it's
not well
i'm going to take the liberty of putting
it in the off position if it's not
uh
hold on let's see here
well we'll do it after we film this is
where it goes okay
we'll do it after we film we'll turn it
off or at least turn off the gas line
but that's
i have not seen that on the inside of a
house a total just missing vent
all right so oh the candle lights are
great though take a look at it
put them on dimmers too oh how nice
it's not a big deal it's honestly it's
overkill usually in a room like this i
would have just put a ceiling fan and
called in a day
but rooms are easy rooms are the easiest
part of a remodel i mean you got the two
inch forward blinds already the windows
are in fine shape
really it's paint
and
flooring
so
all right
very dangerous let's go over this way we
got here more cam lies
so i think the master is on the other
side of all the trash
nice uh bedroom over here see this is
what i'm talking about with the starting
miscellaneous projects like the house is
full of stuff and junk
yet
what motivated you to all of a sudden
start pulling up carpet here and then
neatly rolling it up
uh it doesn't make sense
you know
get your stuff out
then have a you know a demo crew come in
and remove this stuff so that way it's
not being rolled up here it's you roll
it up you throw it away you roll up
throw it away you got a dumpster
is it's
not not good construction planning
uh it's all planned out and everything
should be in a specific order in fact
that's one of the things in my property
management and do-it-yourself
renovations course that i drill in is
you gotta have your order you gotta have
your plan you gotta have your vendors
lined up so that way first things first
you empty the property then you demo
only the things that you need to deal
with that's a very very specific point
questioning can i make this better with
a hundred bucks or should i remove it
and by a hundred bucks it's kind of like
well let's say you're looking at these
doors just as an example these doors are
painted flat which is disgusting like
these are going to get dirty so quickly
i almost feel like with how relatively
clean they are somebody's like what
should i do today
i think i'll paint a door today like one
random door and so they paint the store
flat which is nonsense that's why it
gets nicked up already so quickly
but uh you look at a door like this and
it's like okay well well if we maybe we
should just replace all the doors with
two panel doors and they'll be upgraded
it'll be more beautiful it's like okay
well now you're signing yourself up for
a five to six thousand dollar project
you know figure six to seven hundred
dollars installed per door and painted
because it's not just the slab right you
can buy the door slab
for you know 100
door slab you could buy for like 50
bucks you buy a pre-hung door for 150 to
250
but then you got to install it you got
to deal with the jams you got to paint
it it's got to be installed correctly
you got to get the hardware right me
personally i look at this one
well first thing i do is take off the
hardware take off the hinges quick a
little sand around where where the rough
spot is give this a nice semi-gloss
paint
new hinges new uh hardware pop it back
in i think i'm all in for probably 40
bucks a door especially when you're
spraying semi-gloss already like when
you're spraying out the bathrooms you've
already got semi-gloss loaded up into
the uh the sprayer swiss coffee
semi-gloss boom hit the doors while
you're at it boom hit the baseboards
it's it's that scale this what's
happening in this house this is the
example of what not to do so far okay
let's go see
so we looked at that better we looked at
this bedroom we looked at this bathroom
here i do like that this is a double
sink by the way the can lights are great
but they did a lot of work for us with
with the the cam lights and everything
i don't know why they're taking out all
the plumbing but okay so we're gonna
have to figure out how to get a laundry
room over here oh gosh that feels like
glass shards
you could probably launch over that
easier than i can or i could just hold
it for a second depends what i'm gonna
do here oh this is a
very large master here i like this that
is a
interesting bed it's got like a machine
in it
but see here i am getting distracted by
the things like the the dummy that's
right there literally
yeah okay so let's see if we can get a
uh there's a
top there's a there's
well you know maybe we should just use
it as there we go there's a bathtub
right here
that looks like it's
the iron tub from the other
bathroom which
why would you remove it from there
and then put it in the master
like if you're getting rid of it
why are you storing it
i don't i don't know i i really don't
understand what's happening here
oops
double sink over here
shower so no bathroom or no uh
what's it called uh tub
this is interesting
we have more
uh books and dummies
right
yeah access panel
miscellaneous holes
and dummies
i mean this this property doesn't
need a home buyer it needs a
project manager somebody who's willing
to come up with a plan
and execute on that plan with the
correct people because so far i have not
seen anything scary i mean it's a copper
plumped home
it's
it got a very nice furnace and air
conditioning unit
uh the floor plan is actually very
reasonable i mean that was one two three
it's a four bedroom one two three two
and a half bath four bedroom two and a
half bath
see i don't even look at like the
details of a list because it's not on
the market but i don't even look at the
details of the property i just come like
oh you say it's a good deal okay we'll
look at it agent sent it to me anytime
by the way if you know anybody in
ventura county who wants to sell a house
or
whatever you're an agent please send me
your deals
i will use you to be my agent the deals
are more important to me
i just want the deal
this is actually a nice store so this is
you can't make this up
set screws missing so uh this is a nice
uh dual paned window this is the only
dual paned uh sort of uh set we've seen
the property but it also has these side
lights over here which are really nice
there we go
yeah it gets you a nice breeze in here
it's never been painted or treated
though so that's why you're getting the
water discoloration down here which is
really unfortunate i mean even the way
it was installed there's screws missing
over here there's screws with missing
heads
look at this
so
no screw here and then this screw just
got totally stripped
uh it's just a mess sorry i cut you off
oh well
keep going oh yep well they didn't uh
frame it correctly either
so now
now i can even close it
oh man
just don't touch things kevin
that's funny
all right let's see if we can solve our
problem here
no maybe not
oh almost
no here i got it i got it
solved
all right where were we
going outside
okay
all right
so out here
with the handle we got a gas line no i'm
sorry this is a water line it looks like
gas line for a moment okay water must be
off
so that's not so good
so somebody's really giving up on their
project here
lots of different real estate signs
it's kind of odd
it's got a lot of different building
materials
um it is by appointment only and
apparently
at one point or another
there was a sail pending
because of the white cloud party
i don't know
all right i don't love how small the
backyard is
obviously cleaned up it'll be a lot
larger but it's all concrete there's
really no grass area
at least that i can tell
uh i oh well i mean okay here we go see
here the concrete cuts out so you can
really empty all of this and then do a
nice grass patch or something back there
which i think would be very nice for
people a miscellaneous building material
paint why at this stage are you buying
paint uh and then like seriously
look at this
they're buying the most expensive paint
at that too the bear marquee it's
because they got sold at home depot or
bill of goods that you need to get the
expensive paint you know most paint work
is in the prep
yeah and then
because you gotta save baskets because
you never know when those are gonna come
in handy
all right well i i mean sort of trying
to go climb around the other side i'm
not so worried about sewer electrical
panel on a house at this age i didn't
see
i don't think i'm going to be able to
get to the electric field we'll go take
a peek at the garage although we already
saw water heater furnace
uh
yeah oh yeah yeah
uh oh right well i'll go that way and
let you in
so in my opinion
the way to handle this particular
project is first things first you gotta
buy it uh the second thing is after you
and it's gotta make sense
so this is a project where if you were
going to put let's say
40 000 into it it in my opinion it needs
to be worth like a hundred fifty
thousand dollars more than that i would
not spend a lot of money though on this
place this is something that
you could uh get everything out
update the flooring the uh
paint the property
fix the kitchen the bathrooms put this
back together furnace water heater
appear good
foundation
house the age of the house is not that
old the windows are fine the roof is
fine uh you know it's really just
putting back the cosmetic stuff i mean
this to me this is a very easy project
you just have to have that that correct
direction so again that that direction
to me
get all this junk out
once everything's out
then
uh we can look at what we've got but i
already know what we've got we're like
they're saving uh like what is this a
hood here
uh for for so i mean this is just
endless decades of saving
crap my goodness
take a picture of it and forget about it
a square d sub panel here for something
a sprinkler timer so they got sprinklers
not that they're being used right now
but anyway okay so recap
get everything out
number one so if i had to get everything
out
dumpster i don't know three grand
with with the labor to do it
then after we get everything out we've
got to demo the floor
a couple grand on top of that so say
we're at five then we're going to
refloor everything
with baseboards call it
five to six
ten for easy math i'll round a little
bit at the end uh then we've got two
there are no ceilings to scrape which is
great we gotta put the cabinetry back to
do some cabinetry work in the uh and
plumbing work like the bathtub that's
missing maybe do a new tub
surround glazed tiles prep the cabinets
in the kitchen and the other bathroom
maybe throw down
five grand on on lumber prep outside i
haven't seen a lot of rot uh at the
property so i'm not so worried about
termites so again we'll do a little
rounding at the end
in case we do need the tent
so that would put me somewhere around uh
cabinetry another five what am i at like
fifteen now did i do the math right
flooring uh demo that got me to ten
five cabinetry prep then we gotta paint
the outside's fine just paint the inside
so i don't call it round up to 20k now
so we're at 20k
we've got light fixtures and plumbing
fixtures that's probably gonna be 5k
it's a finish so i like to spin but then
again no we don't have to do so many
light fixtures because you've got all
those cam lights ordinarily i do ceiling
fans and new fixtures i'll just call it
five to be safe anyway i'm a 25
counter top in the kitchen and bathrooms
that gets expensive so call it 6k
uh update the furnace and other little
chicken dooley stuff or whatever but i'm
at 31k
landscaping three four
a thousand dollars front and back some
nice mix of grass and mulch you don't
want to do too much grass because it
takes too much water and it's a
maintenance issue but you want it to
look nice too
hardware for doors
you know there are going to be other
little things that come up to me
i'm at i mean i'm at barely 35 000 here
so my initial gut feeling of this is a
40k project i think is
well within reason i would probably
exceed that
i'm sorry like exceed my own
expectations and and come in well under
that which uh again if this is something
you could buy for 200 000 under market
value let's say because it's a disaster
and somebody's lost in a plan well then
it's then it's worth people's time and
it's worth a lot of people's time um
you put 40 in you're you're up 160 000
uh you got some fees and holding costs
and opportunity costs and stuff like
that but still i mean that's that's very
very good
uh you know if i were a home buyer i i
would even try to buy this as a home
buyer and then i would just tell the the
bank that i'll get everything out and
put a tub in and arrange in before the
clothes and fix the the
water heater vent
but beyond that i think this is a great
property i think it's a low risk great
property
it's just all going to come down to the
pricing now so there you have it thank
