welcome back to another new verse Pro
real estate how to invest in investment
property or your own real estate video
today's subject is this a property in
Sandy Utah and what I'm going to do is
break down what noobs are going to look
at and what Pros are going to look at so
first things first everybody usually
catches that you've got RV parking
you've got a great sized lot over here
this is a very good Feature A lot of
people like this as an amenity now what
a lot of the noobs won't notice first is
something a pro notice is just standing
right here instantly you're going to
notice that roof is getting to the end
of its life if you look closely at it
you can actually see it almost look like
it looks like it's been patched at
certain times and you could see that
with the D threading closer to the edge
of the garage here whereas as you're
getting closer to the top you're seeing
what looked like newer shingles as well
as on the left more newer shingles that
could be just the way maybe there was
another tree here or the way it's worn
over time but either way good a good
amount of this roof is starting to get a
little bit older So Pro is going to see
that right away without even having to
wait for a roofer that doesn't mean The
Roof Is Dead with a tune-up the roof
could probably still last you another
five to ten years depends on weather we
do get snow out here so I'm going to go
closer to that five-year era now I'm
also going to be looking at the
neighbors I could see the neighbor has
you know a lot of cabling here on the
side we've got a little bit of a rusty
maintenance uh uh you know venting over
here for a heater furnace you don't have
the chimney caps on there you've still
got the older antenna and this hurts me
a little bit too
you know whatever's going on over here
the whole Lumberjack yard not exactly
what you generally want to be around so
Pro is going to look at your immediate
neighbors and say hey is is you know are
the neighbors investing in the
neighborhood for example this particular
house still has the original windows and
older Windows what you will though
notice is you've got some new
construction properties over here so you
are seeing SPEC Building coming in and
you're seeing the same thing on the
opposite side over here on the left
you're seeing a newer build and then
straight ahead you're seeing a similar
build as this so you're getting
Improvement it just hasn't hit every
house yet and that's okay because that
creates opportunity for you so walking
up obviously older colors here You've
Got The Faded garage door a pro looks at
this and says let's paint it a pro is
going to paint all this power wash this
and it's going to look 10 times better
all of this old metal you don't have to
get rid of it the noobs like to start
swinging a hammer they get rid of this
stuff a pro looks at this and says why
this is a great storm door let's go
ahead you know I want to let some more
light in without letting all the weather
in uh let's just paint this mask it off
and paint it so let's head on inside and
take a look at what I like to call
grandma's house and the reason I like to
call a Grandma's house should be obvious
you've got the older carpeting you've
got the wallpaper on the walls and a pro
is going to look at this and say this is
actually probably a house that's very
well maintained because if you look at
the condition of the wallpaper and crown
molding it's actually in excellent shape
and that wallpaper condition alone is
already giving me a heads up that this
is probably going to be something that
has upgraded systems throughout the
house that I'm going to be able to get
at a discount because nobody else is
going to look at those systems they're
going to be looking you know the noobs
are going to be looking at the wallpaper
and the flooring and the paint for
example they'll look at the door colors
over here you've got the dark brown door
colors you've got the mismatch of
flooring you've got wood floor over
there you've got the ceramic tile over
here you've got this Navy style Sailor
carpet I like to call it along with
these lack of contrast between the
semi-gloss wall your receptacles or the
baseboard we like contrasts out we like
white receptacles and a contrasting wall
and flat wall contrasting ceiling this
is very much like you're in a submarine
that's literally all painted the same
color but remember paint wallpaper and
flooring and doors this is the easy
stuff this is the stuff that you can
make money on and it literally has my
favorite
Grandma drapes and they're in very good
condition now there's a specific reason
I'm looking at the condition of these
items hey by the way did you know you

the money was spent so let's go take a
look at where some of the money was
spent and we're going to go down here
and we'll see exactly what the pro loves
and what the noob usually misses the
noob's gonna get caught up with the
kitchen and the bathrooms and all that
take a look at this though this is
obviously a utility room down in the
basement but what I want to show you
right here is take a look at this you
have a history on the water heater of
not only this being installed in 2021
but also some kind of broken pipe
history we can find out about that I
have never seen this in my career they
actually put a date on when they put the
expansion tank in the fittings look
phenomenal no crazy curvatures no crazy
bends very professional looking solders
you can see these solders look even all
the way around somebody didn't come in
here and blow and go with globules
everywhere look at how professionally
finished all of these joints on the
copper looks whoever did this work did a
phenomenal job you have a very good
looking water softener set up here
you've got a future uh possibly not soft
water line right here you have the
Smitty pan Which is fantastic then you
come to the exhaust for the water heater
you actually have a catch for debris
that might be exhausting that's what
this is so you could take these screws
off and release whatever debris might be
in there so that way your your vent
isn't getting clogged not that that
happens often anyway but it's actually
very impressive you look at the
insulation a lot of the homes of this
age don't have fresh cut insulation like
this this insulation I would guess is
less than 10 years old so now you start
looking and you're going wow they've
professionally insulated they've done a
very professional furnace job here a
phenomenal very very similar to some of
the other features that we've seen on
the water heater the plumbing work is
excellent but then again you come over
here to the bathrooms which is very much
what the kitchen and the Master look
like and you have wallpaper everywhere
in fact in a master you have carpet on
the floor you've got to walk-in shower
over here obviously the tile is in
remarkable condition over here you have
a little bit of mildew in the corner
just like everybody does in their shower
but this is an easy glaze remove the
wallpaper throw in a couple can lights
maybe or or just drywall this rather
than having this acoustic tile obviously
the pro is going to paint the cabinet
and put a new top on while removing the
wallpaper and painting probably remove
this you could just throw a new one in
whereas a noob is going going to come
here and take this all down to the studs
a noob day one starts swinging a hammer
against all this tile and I'm looking at
this tile I'm going my gosh a glazed
tile of this condition with great grout
work a great even tile work I mean look
at this this actually looks very
professionally done it's nothing is
sticking out and jabbing you they're
level tile if this was just a modern
color it would be a very good tile job
why would you swing the hammer and ruin
this this is how noobs go bankrupt doing
remodels they just don't know what
they're doing you know you got some of
the older brass hardware and all this
stuff easy to update a noob goes in and
takes this door and just removes it and
throws it away in the dumpster because
they want to feel like they got a lot of
stuff done a lot of demo done a pro
looks and says a little bit of primer
and then spray paint it that's a brand
new door with some new hardware replace
the hinges as well if you want to be an
extra Pro this is obviously another
basement area here same thing with the
flooring I mean look at this you've got
an ancient wall heater on the wall over
here all this stuff easy to remove but
this is the definition of the kind of
property I want what to buy they have a
Beanie Baby collection and they have
peanut that was my childhood Beanie Baby
right there they have peanut this is the
kind of house that I would want to buy
we get a Venetian mask which I bought
from my wife from Venice this is great
the point is light fixtures flooring
paint colors easy things to upgrade the
Dual pane windows that they've done the
furnace the way they've done it the
heater the plumbing all of these system
upgrades are things that you you want to
see in a home the downside is a lot of
people aren't going to realize that but
that's actually good for you because
they probably spent a fortune on those
items and you can guess if they're
spending a fortune on the furnace on the
water heater on the plumbing on the
electrical or the air conditioning
system what are you going to probably
find probably less other problems you
know people do a home inspection
wonderful how many problems am I going
to find in the house well this is a
house where I would guess somebody
probably made sure problems were dealt
with you didn't have that long-term
deferred maintenance this here looks
like a pretty professional setup on the
plastic Foundation this is normal now
we're generally not pouring the
foundations anymore it all is also an
implication that it's newer probably
less than 10 years old very nice sized
unit for this size of property I know
this looks older uh this is actually
just the disconnect for this particular
property you have a new panel which will
put some b-roll over we have a new panel
downstairs in the basement and this is
just your main disconnect so not a big
deal that this is older the actual core
of the system is new but a noob is going
to look at this and go man this is all
crap a pro is looking at this and going
that suckers less than 10 years old baby
a Pro's gonna come in here and re-wrap
your uh condensate line here uh and uh
and and then enjoy the fact that you've
got a newer panel on the inside of the
house again this is very typical of
Grandma's house you're just not going to
get paint maintenance paint color carpet
uh things like that generally they don't
care about they care about the systems
this is the definition of the house that
I would want to buy this is an owner I
would always buy a house from this is in
contrast to somebody who only does the
Cosmetics the noob remodelers they only
do the Cosmetics the paint and the
lipstick and all the systems are trash I
would never want to buy a house like
that this this is very very good another
thing you're going to notice when you
look in here and you see that corrugated
metal in here bad the grease gets stuck
in there causes grease fires this is the
nice smooth metal they did it right it
doesn't surprise me I would have known
that they did it right just based on
everything else I saw because of the
homeowner here you almost want to pick
your homeowners that you're buying from
this is fantastic now a lot of people
look at these electric cooktops and
they're like it's just kind of food I
need to get trying to get rid of gas
induction cooktops are actually better
than gas this is different from that Old
conduction uh cooktop where you see the
orange ring and it gets hot induction
actually doesn't get hot what it does is
it Heats your pan because it's just
through magnetism whatever
electromagnetism heats up the bottom of
your pan and then you only get a little
bit of residual heat back on the actual
surface so adduction cooks faster
substantially cleaner than gas big fan
of it downside though with tenants is
they usually scratch the crap out of it
now you'll notice not a surprise again
almost not a single scratch on here
because this was a pride of ownership
owner and that's what a pro looks for if
