In 1982, my father started his business.

He was an employee at a construction

its journey in a 200 square ft office in

old Pune city, Bajaro road. My father uh

was the first generation entrepreneur.

uh obviously had uh very little money.

It was a very small office with three

people sitting in the office and a

handful others working on site. Most of

India's businesses start this way. They

start small. They start with very little

means and usually it is a makeshift

office. that office that they have uh

loaned from uh uh maybe their parents or

their relatives and rarely do smaller

offices find the right infrastructure

to either set up their business or grow

their business.

90% of Indian businesses or rather

global businesses are MSBs. They are

very very small companies with very

large dreams and I feel that this is one

of the places where VJ as a responsible

developer would like to serve these

businesses. We believe that as India

moves towards Atmanar Bharat and Vikid

Bharat, as India becomes developed

nation by 2047,

it it will be these small businesses

that will contribute towards making our

Bharat is a dream that will be made by

not jobgoers but by job givers. And

there is a large section of our youth

not only young at age but those who feel

that they would want to start business

at whatever age that they may be. These

are the people that we feel will grow

works. made in India or Indian

companies. When I was growing up, they

were never the sought after

uh people or companies. But as my kids

are growing up, I'm seeing that more and

more people prefer Indian companies,

Indian goods. And by the time my kids

turn my age, which is close to 50,

that's in 2050, I feel that India will

have regained much of its pride that it

lost over the last 200 years.

Usually large offices have all the

amenities. Small offices are uh not

considered the main stay. Indie works uh

has two main things. Dignity in being a

small business. You're small but not

uh the fact that office infra has always

been static. This is the first time that

this is going to be a dynamic office

infra. It means that you're not limited

by space and space is available to you

as and when you need it. that I think uh

no commercial building today offers this

Every time you look at a building and if

it doesn't look good, the sense of

ownership, the pride of ownership is

low. We want to have good-looking

things. We want to have those uh also

run on their own. Well, we want to be in

a great building but without the cost

associated with it. when you are a small

business maybe [music] you would want to

deploy as much capital as possible in

running the business than in the assets.

So we appreciate that while it's a

greatl looking building the the sizing

of that is also apt for your current

So I think there are two main things uh

that uh office goers will truly love.

One is the connectivity. India works

transport. It's right between vanas and

ananagar metro stations. Comfortable

having to step out of the building. The

first amenity is where do they have

their lunch? People don't like to have

uh lunch at their desk. I think an

created in this commercial building in K

Road which is unlike any other building

is the fact that this is a

self-contained building. All the

amenities are are in the building itself

and the office goers owners the

employees can easily access multiple of

these amenities without having to step

out onto the road. you know, the open to

sky cafeteria, the, you know, the lunch

areas, the FNB, they're all beautifully

designed, well ventilated, you know,

great views to actually do that and all

seasons. So, it's whether it's monsoon

or winter or summer, you'll still be

able to use these facilities very

easily. The other thing that we also

have and we recognize that having a

cutting chai is an important aspect of

uh uh corporate culture and it'll be

nice for people to take a quick 10 15

minute break. So we we are going to get

the cutting chai inside the building so

that we have a small corner that we've

identified where we'll we'll bring in a

small cafe people can go there. Uh we

hope people [music] don't smoke but if

they want to smoke they can they have a

nice corner that they can uh go into.

They won't have to stand on the street

uh for their chai and uh that cafe is is

what will be open from morning to

evening. Even if they want to entertain

maybe their friends or maybe colleagues

or visiting people uh in their office,

they'll be able to use this cafe.

Even if you have a small business, it

doesn't mean your space requirements are

low. On any given day, uh you may need

limiting factor. And therefore, we are

uh vehicles. We will be able to offer

the game-changing features uh at Indie

Indie works as a project uh we've

already planned four India works. Uh the

first one is a ready project in Baneer.

We've already started operating it at

VJ. We always believe that if there's a

new experiment, a new product that we're

introducing, we have to be its first

users. The first indie works project is

in Baner. It's 400 mters from the metro

station near Capil Malar. It has great

connectivity. It is fully functional and

currently we are in leasing mode. The

second Indie works is at Karate Central

on the Trunk Road Karate Munwa bypass

proposed metro line. Current metro line

only 400 m away. The next one uh that

one should expect will be in Kotrud and

or P road and great location absolutely

tremendous scarcity of uh office spaces

both in Kari as well as in Kotro and the

next ones will follow will be in

Ballayari in Maharung and wherever that

we feel that small businesses need

projects there. I think people will take

pride in it because I think it's a smart

decision that they have taken. You may

have a lot of money but uh I think

businessmen or entrepreneurs will pride

themselves on being smarter than the

rest. So Indie works is our attempt to

say that India is back at work. India is

back at being the best. I truly believe

that maybe the next unicorn will be born
