hey lauren what are we doing uh looking
at a house after a tenant left
why'd they leave us did you evict them
no they uh
were resident doctors and there's a
hospital down the street and we knew
going into it they signed like a 16
month lease
and it was during like a weird time in
kobe so we just like took it
because uh no one else wanted to like
sign
a lace at all during that month so it
wasn't like april of the pandemic it was
crazy it was like a really weird time
because usually we like
tenants that like say like we want to
stay really long time but that was like
the best
we could get at that point and they were
really great they were absolutely
wonderful
and what's so great actually so the best
we could get was perfect tenants for 16
months yes
but what's really awesome is that
because there's a hospital
down the road about three months prior
to these tenants leaving they're like
hey
um my doctor friend at the same hospital
wants to rent the house
when we're done and so i qualified them
and they were perfect
and so i didn't even have to like put it
on the market because i had another
doctor wanting it so
that made me think like okay buying your
hospital is actually really good you get
nurses and doctors
pro tip rent near hospitals
not don't do what the noobs do and just
go to the cheapest areas
go to the best areas that's right noob
goes to cheapest area pro goes to good
areas with great tenants
the hospital's like over there somewhere
yes sir
you ready to go see this house do you
know what's better than
do you know what's better than the pro

the the pro is better than the noobs

better than the pro

so uh this is our um this is our formula
for our rental properties this uh this
property we
did our typical renovation on the same
sort of
color on the inside outside that way
it's it's basically mindless for us to
do our renovations because it's the same
thing every time
we try to get high quality neighborhoods
actually that's pretty much the only
thing we do high quality neighborhoods
uh long-lasting products things that we
can install
inexpensively but that'll last a long
time and uh that looked pretty nice so
it looks like the cleaner is here right
now but that's okay
so hello hey
hi all right so
let's take a look we haven't been in
this for a while but uh it looks
really good let's flip the camera around
all right so we've got our
general theme here nice inexpensive kind
of quick set
hardware pieces here we got our typical
color schemes here with our flat wall
paint
don't be a noob don't get semi-gloss
wall paints very gross when rental
property owners get
semi-gloss wall paints looks like the
tenants did a little bit of touch up so
i might have to double check that but
personally we always pay for any kind of
pain that's an owner responsibility but
that's not bad
the walls actually look very very good
for 16 months i mean everything actually
looks like it's in really good condition
the doors are in great condition the uh
the light fixtures are
still pretty much brand new i mean the
property looks brand new which is great
floor looks amazing this tile here
is not tile well this is our beautiful
linoleum
we love this original cabinetry here
from the
50s just so you can see it here this is
the before
of the cabinetry with the original sink
which we just
put a nice top on here this
i think was only like 59 by the way so
it looks great and it still looks great
which i really like
original cabinetry up here see a lot of
people a lot of noobs come in here and
they just
tear all this stuff out i'm like why
would you tear it out this is great
put a new toilet in something we
typically do this tub by the way
is completely original
solid iron tub original tub
and this used to be the original i want
to say pink tiling
looks pretty good it's nice and glazed
and got our
nice finish plate over here for the moen
looks very good
put on a nice glass door here as well
which
also adds really nice character i feel
like to the bathroom
so you got that nice contrast that
bronze and the lighter colors yeah jack
don't don't get on their bed
because you don't want to do that that's
not your bed that's someone else's bed
uh the tenants are still moving out but
uh
yeah place looks really good plants look
at
that valance looks like it's down about
an inch or so
you might have to adjust that up a
little bit but otherwise i mean they
left this spotless this is
very good for 16 months i mean they
cleaned
everything yeah they did a really good
job right over here here's our
we did put a new furnace and air
conditioner into this property
hey jack this is a furnace do you know
what furnaces do
we cook well they make hot air
have people leave stuff like it's in the
agreement actually that if anything is
left that it's
no longer the previous tenant's property
it's then
for us to do what we're pleased with but
they made an agreement with us that they
wanted some the old furniture from the
fire tennis so i had them write up like
a itemized list
oh so the new tenants agreed to take
this stuff yeah oh okay well
that's interesting yes sir i'll be right
there okay jack
i'm gonna take a look in the garage okay
garage is obviously older here you get a
little bit of cracks in the garage
foundation pretty typical out here
but wow garage looks pretty good as well
for what it is it's just an
unfinished garage mostly here okay
floor looks so good i mean for 16 months
here this is great we got our smokes
carbons everything you know the texture
here i don't really
love on the ceiling but let's be real
if i'm gonna put in a 15 light fixture
right here
i'm not about to re-texture all of the
ceiling in the hallways here
although we did refinish the bedrooms
because the bedroom still had acoustic
and this is not really acoustic ceiling
this is just like
something else which is okay let's go
take a peek over here on this side so
here's another bathroom
you can see we did the same theme over
here
as in the other same with the glass door
here
yeah same kind of plate right there to
cover up the work that was done pedestal
sink because
nothing else would fit same original
cabinets here
okay another bedroom over here it's
really good
shape just overall great condition
properly this is an original door by the
way the front door here
uh french door uh barn doors rather barn
doors look great
nice oh yeah see that's that's the
perfect reason we made these doors to
separate these
children into like this big addition
over here you might remember if you
watched some of my original videos
this floor right here was actually
recessed uh
down about eight inches and so we raised
that entire area up so you can kind of
close off the children area here
opened up a little bit of here
to uh dining well the dining room
kitchen area
these are all original cabinets i think
many of you might now know that i'm a
big fan of
keeping rather than replacing things
that don't need to be replaced
i'll find a light fixture over here so
not my favorite but we had a
limited budget here so we didn't want to
uh
replace all of sort of the brick molding
that was done here and it's not
yeah not my favorite but you know what
we got away with keeping all the
cabinets
uh we only had to replace the stove the
dishwasher was in great shape
put a nice stone countertop on it and
you know what
it works it works you know it's a it is
a rental it's not like it's a property
that we're
living in forever thinking oh it's got
to be perfect it's got to be out forever
doesn't work that way see they even had
all these sconces here
put little plates over and like a pro
just made those disappear
what do we got over here we got a child
down i'm coming through i'm gonna go to
the backyard okay
there's a creeper coming i gotta go my
room okay i'm gonna sneak by
uh something we did over here too is we
did a nice contrast to the ceiling
because the ceiling remember the ceiling
was like super dark and brown and
everything wait don't you remember that
fireplace too
fireplace that like really opened up
this room i mean it's already a big room
but like really opened up more space oh
my gosh yeah it's so good
eyesore too oh you're gonna upset like
30 of people now probably well hey at
least they know how you feel
uh jack can't get it open now he locked
it
all right here we go all right let's see
how the backyard looks
oh oh oh oh it looks great
look they put little dangly lights up
too that's it char charge the tenants
they've improved
yeah oh this is wonderful
this is this is very good this is a very
good move out
and see this is why we have a
do-it-yourself rental uh
management and uh rental renovations
course
so you can get yourself great tenants
that leave the property
better than when you rented it to them
these people are great
this this is going to be like 100
deposit refund huh
at all you haven't seen anything yeah i
mean you know what too like
even if it was something these people
are great yeah it's like whatever we'll
pay for it
and then like the communication was
always superb during the whole duration
of their tendency like
really on top of texting me about stuff
like in a very like
professional really good communication
so i i have no complaints at all
super good uh it's so that you don't go
over there

okay well it says because the furnace is
off
you can turn the furnace off and then or

it's gonna go in in like
30 seconds it's gonna go and then the
fire is gonna come okay
okay you ready yeah is it gonna explode

i hope not i don't think so
oh here it goes
no here it is there it is oh the fire's
in this window you see it max
see that hole right there you see the
fire it's like a jet it's like a plane
you see the big blue and the yellow fire
right there
and jack now the meter's moving go check
the meter bags
one is moving how do we turn on these
uh well those move after this one moves
a lot
so this moves a little bit and then the
other ones move and then that one moves
and then
that one and then that one that one all
right laura anything else you want to
add
uh one thing too that i was really
impressed by is that they
were like hold on guys we're gonna add
new mulch which
i wouldn't even required because like
when max max
max hold on one second please we'll show
mom the fire in a second
uh yeah one thing that they were asking
they're like
we want to know because we know that the
mulch isn't like fresh and new
and that's very normal like to me that's
kind of like normal wear and tear
because like which gets like blown away
like it gets really windy sometimes here
and so i just usually do like a fresh
thing and so the new tenants were like
oh we'd like to add our own mulch and
like help with the garden and stuff and
usually i'm always for that like usually
anybody that wants to
enhance the the garden usually over
improves it so i'm like okay fine
perfect yeah no it's like really great
what uh what else i mean are we happy we
got rid of that fireplace
yes yeah the glazing held up really well
yeah in the bathrooms
uh the glass shower doors they took care
of those very well
yeah one did they even use the showers
uh i don't know they
on their own uh hired like a deep
cleaner that like
there's a company here or there are a
few probably everywhere where you like
say like hey i'm moving out i'm a tenant
can i have like the move out
clean job oh that's smart get my
security deposit they must have even
cleaned the
light switches because i didn't even see
any dirt or grime yeah not that that
really matters but
you just kind of look anyway yeah
because usually i always just pretty
much guarantee higher my cleaner
that's good jack i know i know which one
you mean
higher my cleaner like the day before
the new tenant comes in just to like
make sure everything's spotless but
honestly it was probably unnecessary
like it looks like they did such a good
pretty perfect
yeah the one thing like it was a tough
decision was
to match the existing flooring of that
wood color
i chose that linoleum but i think it
it works it it just totally works and
you know this
short of like tiling and spending
thousands of dollars
so we spent like 400 on a kitchen and
like 200 in each bathroom yeah cause we
wanted to get guys
moving i know we got to turn it off now
okay come on look
okay well we're going to look at the
fire we got to show mom the fire you
guys actually did turn on here
yeah how else are we going to get it to
move
there's one there that's right all right
cool let's go turn it off

oh it's hot in here now

i thought three times today

oh in the little window let me see i see
it i want to see

don't know maybe just to read codes or

every window is different yeah really
the only thing that i needed to do was
like
the paint touch-up i i think they
probably would have left it it was
probably
gonna take the touch yeah that was done
yesterday oh okay okay
but like i think that like i said i
think that
me needing the cleaner on top of them
having cleaned i got it necessary

that's to get into the bottom well you

if you ever have to fix something
um
midway through uh the this last tenant's
tenancy they adopted
a pretty good-sized dog no sign of any
dog like they did such a good job like
you don't smell it like they obviously
cared like they didn't allow scratching
to happen
so i guess the title of this video needs
to be like our perfect tenant
yeah this is a good one right why our
tenant just left us

okay well that's cool that's great
all right well so there you have it i
mean that's a
pretty good check-in i'd say i i mean
golly to see this is
people ask me all the time they're like
oh kevin it must take you a lot of time
to manage the properties well first of
all lauren does
uh but lauren how much time do you
actually spend managing the properties
yeah i i've told people when they've
asked me that if
a property is not on the market it
probably takes me on average about 10
minutes a day for all my properties
because all of them together all of them
together
just like 30 seconds per property yeah
because there are a lot of days that
there's
absolutely nothing so but when there is
a property on the market it obviously
that really increases it a lot but like
how much like 20 hours a week
yeah yeah to like get something done
fast get it rented fast but
when you have a really good product that
you supply and you also combine that
with having a really highly qualified
tenant
it just everything kind of runs smoothly
on its own because it's not like i'm
giving the tenant
a crappy property where things are
constantly breaking we really take care
of our properties we take pride in
taking care of our properties
so you know it's just the random rare
thing when things break or a little
mishap happens but like other than that
it's pretty smooth sailing
