hey everyone me kevin here so i have
three personal things
that i just want to share with you so
number one i
am stoked to be a part of the ape
movement because i see this as
not just throwing money into a meme
stock which i think is a very derogatory
term
because that implies that meme stocks
are a joke i
enjoy the momentum movement i enjoy
playing
this chess match against the suits and
looking for our next
runner and while we're all not always
right we
have been hitting some big hitters and
winners
over the last few weeks and i'm super
excited by that so number one i just
want to say
thank you it's really fun to be a part
of the community
hopefully my my intrigue
in asking questions never and proposing
potential solutions
never comes across as anything but a
sincere desire to help
i am a diamond hander and folks i
love it it's it's super fun to be a part
of the community i know sometimes folks
are like oh kevin why
why are you sounding so critical right
sounding so cynical or why why are you
asking dad
it's it's all in good faith to make sure
that we have whatever information we can
have to make the best
decisions possible so i'm constantly
looking for if i'm wrong i'll tell you
i'm wrong
if i'm right good for all of us right so
and the goal is to be right more than
we're wrong so we'll keep moving forward

excited to tell you about number three
because it's just kind of ironic but
anyway uh number two is a very quick one

folks if you ever ever ever ever ever
think to yourself it is a good idea to
do a really big remodel and we're gonna
hire the best architect in the world
and we're gonna hire an engineer and
we're gonna do all this awesome
developing you better have the best
relationship ever because i'm going to
come clean here
and some of you already know about this
because we've been talking about this in
the courses too and in other places but
the biggest headache ever is
starting with an architect on a remodel
project
and then that architect failing
not working for you anymore because you
kind of ended the relationship because
they sucked
then finding a new architect midstream
in a project
then hiring that new architect to find
out that the new architect
can't get the old plans from the
original architect because they're copy
written and the old architect won't turn
them over
when you offer them money and so in
other words
you basically start from scratch eight
months in on remodel projects
and here's the crazy thing you all know
that in my real estate investing course
and my property management
and rental renovations course i
purposely teach
in my courses never ever ever ever do
remodels that involve architects and
engineers when you can avoid it
you want to buy basic cosmetics basic
over-the-counter permit kind of stuff
fans light switches outlets cabinets
paint carpet
flooring vinyl plank right basic space
basics
and you want to have medium grade
quality rental products that you are
providing to society
so that way you don't have to charge an
arm and a leg for your rentals either
but you're providing
safe and quality you can do it fast
because guess what
in the same period of time that i've had
a few rentals
sitting totally vacant waiting for dumb
stupid paperwork in the
freaking state of california at the same
time
i have remodeled multiple at least
five single-family houses in the span of
five weeks within five weeks like start
to finish
total fixer-upper five weeks done total
fixer five weeks done
total fixer five weeks done meanwhile
sitting here with vacant buildings
waiting for architects and engineers to
push paper on things we know
are honestly quite ridiculous and
permitted by code
and totally minor like couple headers
here there
toxic so anyway folks thank you for your
